Annual sales activity edges up in 2009

The number of homes sold through the MLS® System of the Parry Sound Real Estate Board was up in 2009 from 2008 levels, bolstered by a stronger performance in the second half of the year.

According to statistics provided by the Board, home sales activity numbered 13 units in December 2009, two sales fewer than in the same month in 2008. However, sales were up strongly in September, October, and November on a year-over-year basis, which pushed annual activity above 2008 levels. Annual sales totalled 429 units in 2009, up 3.4 per cent from the previous year.

The total dollar value of home sales in December 2009 was $4.8 million, a 25 per cent increase from levels reported a year earlier. On an annual basis, the residential dollar volume totalled $128.6 million in 2009, rising 20 per cent from the previous year.

The residential average price of homes sold through the MLS® System of the parry Sound Real Estate Board was $369,192 in December 2009. This is a jump of 44 per cent from the same month last year, however the average figure may be subject to increased volatility in December and January, given the low level of sales in those months. Annually, the average price for homes sold in 2009 was $299,852. This is the highest annual average price on record, up 16 per cent from 2008.

The number of new residential listings on the Board's MLS® System was down nine per cent year-over-year to 29 units in December. New listings have declined from year-ago levels in seven of the past eight months.

Active residential listings continue to trend downwards from last year's elevated levels, posting a seventh consecutive decrease. There were 278 active residential listings on the Board's MLS® System at the end of December 2009, down 20 per cent from year-ago levels.

There were 21.4 months of inventory at the end of December 2009, down from levels reported in the same month one year ago, and well below the recessionary peak of 41.9 months from November 2008. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
